What Can You Do if Your Home Won’t Sell?

Some lucky home owners do not feel pressure to sell their homes.  However, most of the time, home owners that have decided to sell their homes are doing so because of a reason that drives how quickly the home needs to sell.   For those home owners under pressure, the thought of their home not selling creates a feeling of panic.

What can you do if your home won’t sell?

If you are not getting buyers through the front door, consider really staging your home and getting a brand new set of pictures on the MLS.  You may be losing them online.

If you are getting buyers through the front door, ask the Realtor for feedback from the buyers.  Then pick one thing about the feedback and make some changes.  The next buyer through the door will probably like the home much better.

Be Open to Feedback

One of the hardest things is getting good feedback after showings.  It’s often difficult for two reasons!

  • Sometimes the feedback is negative.  When the feedback is negative, as long as it’s specific you need to look at this as helpful.  This gives you an opportunity to make adjustments before the next buyers walk through your home.
  • Vague feedback can drive home owners crazy.  The hardest thing about vague feedback is that it makes it difficult to know what to adjust.

What to do?

If the feedback is vague, work with your Realtor to try to get additional feedback.  Or consider hiring a home stager to walk through your home.  This will really make a huge difference in getting specific feedback.

Staging Tips – What’s On Your Walls

When doing consultations in houses, we spend a lot of time looking at what people have put on their walls.  In many cases, we recommend that home owners take most of the artwork down. 

Why?

Artwork should be used to draw attention to features, such as fire places and built-in nooks OR it should be used to anchor the use of an area, such as a picture over the bed in the master bedroom.

For the most part, smaller pieces of art simply break up large sections of wall and make the room feel more cozy.  While that’s great while you are living there, it makes the rooms feel smaller.  When you are selling your home, you need to make your rooms feel larger. 

Try taking down the pictures and see if it doesn’t look bigger to you!

Colors that Block the Sale

One of the easiest things to change about your home is the color of your walls.  Especially if the walls are painted, a change in color can make all the difference in how buyers perceive your home.

Taste-specific colors, such as purple, pink and deep red are wonderful colors while you are living in your home.  In fact, my living room is burnt pumpkin.  It’s a vibrant color that I truly love.  That being said, I know that when I sell my home this room will be painted before I put it on the market. 

Why?

It’s simple.  I don’t want only people that like orange paint to make me an offer.  By using colors inspired from nature that are very neutral (browns, tans, greens, etc), you create a warm, blank slate that buyers can live with until they decide to make a change.  If a buyer feels like they need to repaint in order to live there, they probably won’t make an offer.

The Price is Right

We work with many different realtors and we find that when it comes to pricing, there are two distinct approaches used by different Realtors. 

Most of the Realtors that we work with are heavily influenced by what price the home owner wants to get.  In fact, they often will agree to list the house for what the home owner suggests.  While the home owner often feels like they are getting a Realtor that is going to do what they want.  However, the goal is to get the house sold.  If the home is not priced correctly, it sits on the market for much longer than desired and then come the dreaded price reductions.

We also work with Realtors that do a great job at getting the buyers to understand why they are recommending the price that they came up with.  This can be double-checked by doing some investigation on the multiple-listing service.

The key to this is for you to work with your Realtor to determine the price.  While you may not like the answer that you come up with, it’s better to price it right to start and have the home move quickly.

Staging Tip – Light Dark Corner

Every home has a “light” side and a “dark side”.  On the dark side, rooms tend to feel smaller and gloomy.

Dispell the gloom by placing a floor lamp in the darkest corner of the room.  This will bright the room and make the room appear larger.

101 Teacups!

This week I performed a consultation on a lovely three-bedroom home.  The first room that you enter is a formal living room.  While the home owner had already packed up many items, there were three formal china hutches still in the room with at least 100 teacups. 

The tea cups were fascinating!  All different shapes and colors, some reflective and some not.  Even pushing myself to focus on the room, my eyes were constantly drawn back to the tea cups.

Buyers have this same issue.  When home owner’s belongings are so interesting, buyers spend more time looking at the things than the house.  When they leave, they don’t remember the room, they remember the tea cups!

Think about what you might have that is more interesting than what you are selling when you sell your house!

Home Staging FUN!

For Sale by Owner Curb Appeal

When you have your home for sale buy owner, curb appeal becomes especially important.  If you are relying on people driving by to buy your home, you really need to make your home appealing in the quick time that it takes them to drive past.  Here are some 3 tips:

  • Don’t leave “for sale” items on your lawn.  It’s fine to hold a yard sale, however, as soon as it’s over remove everything from the yard.  Donate it, recycle it or take it to the dump.
  • Move your trashcans out of sight except for trash day.  If your trash cans have seen better days, buy new ones.  If they drive by on trash day, you still want your best foot forward.
  • Make your mailbox a “signpost”.  Make sure that there are street numbers visible from both directions, as  you don’t know which way buyers will be coming from.  If your mailbox is in need of repair, replace or repair it. 

Especially if there are other houses for sale in the same neighborhood, make sure that your yard is neat, clean and welcoming!

Finding the Right Realtor

We’ve always been told that when you are getting ready to sell your house, you should talk to at least 3 Realtors, even if you are planning on selling your house yourself.  Three is a great number.  This will give you three different sets of:

  • feedback on what needs to be done to prepare your house for sale.
  • proposals on how your property should be priced
  • personalities that you will need to work with

We work with many Realtors.   Feedback, pricing and personalities all need to fit your style in order to make one or the other Realtor a great fit for you.  Here’s three questions to ask your Realtor:

  1. Can you provide the initial asking price and the actual sale price for the last three homes that you listed that sold?  This will give you a more realistic idea of how well the Realtor is at gauging the price that the house should sell at.
  2. How many homes do you currently have listed and how long have they been on the market?  This will give you an idea of how effective they are at marketing.
  3. How can you help me to make my house stand out on the internet?  Since most buyers are looking online, the Realtor should understand the importance of this question and be able to give you great answers.

Depending on how you like their answers, you will know which one to trust.  Understand that it’s been a tough market on them too, and you are not necessarily looking for impressive numbers or timelines.  However, you will get to see how they handle direct questions with tough answers.  If you are not comfortable with these three, pick another three.  Remember, you don’t have to settle.
